The 5400 square foot renovation and 850 square foot addition to a 1926 home in the historic Washington Park neighborhood of Seattle was to replicate exact details of historic period elements existing in the home. The entire interior, save the historic handrail and fireplace mantel, was stripped and rebuilt. The basement was excavated down 2’ and foundations extended. Custom interior and exterior millwork profiles were created to match period profiles of materials that could not be reused. Exact radiuses of archways, built-in cabinetry, and wood double-hung windows throughout mimicked the originals. New technologies were incorporated to blend unobtrusively to maintain all period elements.

This home gained a basement workshop and larger family room, an enlarged living, dining and kitchen space on the main floor, and a top floor master suite when a three story addition was built at its east end. A den with a view replaced stairs that were relocated to the entry of the new addition. Dramatic new flat roof planes replace the old gable roof form and were raised over the living area for more light and spaciousness. The flat roof planes over the house were repeated over the new two stall carport.

For this remodel, the contractor focused on key elements to improve overall style and livability. The biggest change involved the entryway. By replacing a solid half-wall with a custom rail and altering a central fireplace, the contractor completely opened up sightlines. Other changes included installing a more luxurious master bath; two bedrooms repurposed as a music room and office; and an updated powder room. Lower level additions include a laundry room, wine cellar, and guest suite. To increase efficiencies, the home was rewired and re-plumbed. The result creates a more pleasing and integrated whole.
